Direct Booking Agreement

Payment, changes and arrival

• No security deposit or advance payment is required. No guest funds will be held or disbursed before occupancy.
• Payment is due at check-in by the method stated in the written booking confirmation. The confirmed total includes rent, applicable taxes, the $175 cleaning fee, and the $75 per-stay pet fee when dogs are included.
• No standard cancellation fee applies unless different cancellation terms are stated and accepted in writing before confirmation. Date, guest, and pet changes require the Host’s written approval.
• Dates are reserved only after the Host confirms the booking in writing. Check-in and check-out times are those stated in that confirmation.

House rules and use

• Maximum occupancy is six registered overnight guests. Visitors require prior written approval. No parties or events are permitted.
• No smoking or vaping inside the home. Guests must protect the house, furnishings, antiques, linens, and landscaping; report damage promptly; and leave doors secured when away.
• Up to two well-behaved dogs are allowed with prior approval. Undeclared pets incur a $200 fee. Guests must supervise dogs, pick up waste, keep them off furniture, and accept responsibility for pet-related damage. The enclosed yard is not represented as escape-proof.
• Children must be supervised. The 1905 home contains historic architectural details, antiques, and furnishings and has not been childproofed.
• Use the grill, fire pit, and yard games responsibly. Fires must be attended, kept within the fire pit, and fully extinguished. Observe any burn ban or Host restriction.
• Toilets are for toilet paper and human waste only. No wipes, paper towels, feminine products, grease, or foreign objects may be flushed or placed in drains.

Access and property disclosures

• The Guest has private use of the home and enclosed backyard during the stay. The Host may enter when reasonably necessary for emergencies, repairs, safety, or to protect the property, with notice when circumstances permit.
• Exterior security cameras monitor the front and rear entrances only. No cameras monitor interior guest areas.
• Guests must promptly report unsafe conditions, leaks, plumbing problems, smoke, fire, or damage and follow reasonable instructions intended to prevent further loss.

Stay terms under North Carolina law

• If the property cannot be provided in a fit and habitable condition and no reasonably comparable substitute is provided, payments will be refunded as required by G.S. 42A-17.
• Any transfer of the property is governed by G.S. 42A-19, including its rules for honoring qualifying reservations and transferring or refunding advance payments.
• A mandatory evacuation is governed by G.S. 42A-36. The Guest must comply with government orders, and any refund will be determined by that law.
• For stays of 30 days or fewer, material breach, nonpayment, obtaining the stay by fraud or misrepresentation, or holding over may support expedited eviction under Article 4 of Chapter 42A.
• The Guest is responsible for actual damage, extraordinary cleaning, missing property, and other losses caused by the Guest, visitors, or pets, to the extent permitted by law.

North Carolina law controls this agreement. If a provision is unenforceable, the remaining terms continue to apply. This agreement and the written booking confirmation contain the stay terms; later changes must be in writing.
